Cheaper floor materials can be periodically replaced. This is their main advantage. Once they are worn they can be replaced with something similar, or with another cheap floor option. The long-term cost of this adds up.
Hardwood floors are a long-term investment. While the initial cost is higher than synthetic flooring materials the hardwood floors will last much longer. It is not unusual to see hardwood floors that have lasted over a hundred years. They are as durable as the rest of the building.
Hardwood floors are an added bonus in that they can be re-sanded. The top layer of the hardwood floor can be sanded off so that the surface is restored to virtually new conditions. All scratches and dents were removed. This restored surface can be stained in a different colour if necessary.
Obviously, each sanding will remove a small amount of wood. But this is minimal, so than even if the floors are re-sanded every 10 years the floor will still last over a century.
Wood Floor Repair
Though they are solid and durable hardwood floors are not completely immune to damage. Moisture, or even extreme humidity, can cause timber boards to warp, making the floor surface uneven. Floors can also be damaged through misadventure and accidents. Heavy furniture like fridges can cause deep indentations in the floor surface. Floors boards can crack if hit by a sufficiently heavy item. Sometimes we see floor problems near fireplaces, boilers, or external doors. Obviously, not all of this type of damage can be fixed with surface sanding.
Hardwood floors can have individual boards replaced. This is a fairly major job, but it is possible to repair almost any damaged floor. All floors must be assessed and repaired on a case-by-case basis as there are so many possible types of damage. There are often issues with making sure that replacement timber boards are level with the rest of the floor, especially if the rest of the floor has been re-sanded. After repair, a floor can be re-sanded to look like new.
